If you don't want to rent out to a guy who does not pay rent on time, it is safer to do an exhaustive tenant background check before you let out. It is an officially authorized and convenient process and should consist of a check in the following areas:

His name, address and phone number 
His age 
Marital status 
Existence of  children
Whether if he's ever been charged with a DWI 
His Social Security Number  and a proof of its validity

If he has ever filed a suit or has had anyone file against him If he has ever been insolvent

The Tenant's Criminal History:

If he has ever done anything which equals to crime

Educational Background:

A history of his educational qualification

Professional or Occupational Background 

What profession is he in ?  
Has he ever published anything or been in any news story If he owns a website or is part of any forum

The Tenant's Asset Search 

Search of his assets and monetary condition

Verification of Employment and Landlord History

Reference from employers and landlords

The Tenant's Business Background 

Whether he is the owner of a business or is the employee of a company

The Tenant's Military Records

Whether he has served in the army or is in services

The Tenant's Medical History

If he has ever been into drug abuse, alcoholism or has a grave medical condition If he has ever been injured during work and collected worker's compensation
