Landlord

The proprietor of a house, apartment, or property which is let out on rent to another party known in the agreement as the tenant, is called the landlord. A female landlord is known as simply landlord or landlady. The landlord may also be called the land owner as he has the rights of the property.

In the United States , quarrels between the landlord and the tenant are governed by the ruling of the state law (not federal law) regarding property and contracts. State law lays down the provisions under which a landlord can evict a tenant. There is a list of causes for which a landlord can evict his tenant. Some cities have rules fixing the maximum rent a landlord can charge. This is known as rent control.

The agreement which ratifies things as the price paid, fines for late payments, the duration of the rental or lease, and the amount of notice that either party must give before early termination of the contract, is called a rental agreement, or lease. In most cases, it is the landlord's duties to look after repairs and upkeep, and the tenant's duty to keep the property clean and safe.

Sometimes, a landlord may pay a property management company to look into all the specifications of letting out their property to a tenant. This would encompass advertising the property and displaying it to prospective tenants, and then, once it is rented out, accumulating rent from the tenant and looking after repairs as needed.
