The state of California has a landlord tenant right which can be implemented by both landlords and tenants alike. These landlord tenant right have been listed below.

The tenant's rights are

The tenant's right is that the house is fit for human habitation, i.e. the house must:

    • be able to bear rain and storm
    • have plumbing that operates duly
    • provide hot and cold running water
    • have a good heating system
    • have an electrical system in functioning order
    • not have insects and pests
    • have adequate trash cans
    • have floors, stairs and railings.
    • have ample sun light in every room

       have windows that can be opened or automatic ventilation

       have emergency ways out

       have a lock on main gate

       have practical safety gadgets on windows

       have smoke detectors

  Tenants have a right to printed 24-hour prior notification of the landlord's wish to enter the property, except during an urgent situation.

When a tenant has written to the landlord, for repairs necessary, he/she has the right to a swift answer.

For a raise in rent under 10%, the tenants must obtain of 30 days written notice and for rent increment of over 10%, he must obtain a written notice of 60 days.

The tenant has to be given back the security money within 21 days of having vacated the premises.

Under the authority of the state of California , the landlord tenant right must be acted upon.
