| Utilities problem PLEASE ADVISE! |

| I am a new Landlord in Georgia. Gas was turn on by one tenant for a month (since it was only a month, I told tenant and wrote out in contract that I was going to pay for gas that month) but tenant forgot to cancel it when he left and he never sent me a bill. Second tenant comes in and enjoys free gas for about 6 months (even when the contract stays he needed to turn in utilities under his name within 3 days of moving in). Now prior tenant is requesting me to pay for the gas usage during all those months and late fees!
What would it be the correct approach to handle this situation? |

| There are too many unknowns to answer the question.
First, am I correct in assuming that the initial gas account was in the prior tenant’s name?
Second, does the prior tenant have some reason why he did not have gas terminated when he left?
Third, where were the gas bills mailed to during the 6 months?
Fourth, why is the prior tenant only just dealing with the matter 6 months after he left? Did he not receive any bills until now?
Fifth, why did you never confirm with the gas company that things were properly done.
Sixth, why did you not get suspicious when the prior tenant didn’t send you a bill all those months?
If you provided more details, including answers to the above 6 questions, I can better provide some help.
