Dear (Landlord's name):
As stated in my letter of _____________(date of letter #3), I have taken action to
perform needed repairs that you have failed to correct. I had the repairs made and paid
for them myself, as I said I would do.
Even though you are required by state law to maintain your property in reasonable repair,
and even though I spoke to you and wrote you twice about the need for corrective action,
you failed to act within a reasonable amount of time. Therefore, I found it necessary to
take action myself.
Enclosed please find receipts for all expenditures I made.
(IF WITHHOLDING RENT): I paid the company from previously withheld rent.
(IF DEDUCTING FROM NEXT RENT): I will deduct the amount from the next rent.
