Dear (Landlord's name):

I notified you in a letter dated ______________(date of letter #1), of the need for repairs at _______________________________(your address). It has been _____ days since I wrote, and the needed repairs have not yet been made.

Enclosed please find copies of three (3) estimates for the repairs listed in my previous letter. I am going to hire (name of company), the lowest bidder, to perform the work that you have failed to provide if I don't hear from you in ____________ hours.

(IF WITHHOLDING RENT): I will pay the company myself from rent previously withheld.

(IF DEDUCTING FROM RENT): I will pay the company myself and deduct the amount from my next rent.

Copies of the receipts will be enclosed.

Under state law, I am entitled to "repair and deduct" if I give you reasonable written notice. I feel that I have been more than reasonable in this case.
