Ohio Tenant Disputes

Ohio Tenant Disputes usually arise when either a tenant or a landlord does not abide by the rules of the rental agreement. Referring to the Ohio Landlord Tenant Law can solve the dispute. The rules and regulations regarding the rights of landlords and tenants are outlined in detail in this law. Tenants have various obligations as per Ohio law. They must not delay the payment of rent. They must keep the rental unit in proper condition. Ohio Tenant Disputes also arise when tenants flout rules regarding pests.

The landlord has certain duties to fulfill. A landlord who does not take up timely repairs may enter into disputes with the tenant. Disputes also happen if landlords don't maintain the premises, the parking lot, the landscape and common areas in proper condition.

Ohio Landlord Tenant Law specifies the legal course of action that can be taken both by tenants and landlords in case of such disputes. A landlord has to return the deposit amount due to the tenant within 30 days after the tenant moves out. If the landlord fails to do so, the tenant is entitled to take him to court. It is mandatory for the landlord to give prior notice of at least 24 hours before entering the rental unit. If the landlord does not do that, disputes may arise. If all such rules are followed and if both the tenant and the landlord behave according to the specifications in the lease agreement, there is no cause for Ohio tenant dispute.
