Landlord Tenant Law California defines the rules that govern tenant landlord relations in the State of California . California landlord tenant rules are designed to help both the landlord and the owner. Landlord Tenant Law California specifies the terms and conditions of owner tenant relationship, thus preventing major disputed between the two parties. In case of disputes, there are certain rules that have to be followed in order to sort out the problem. There is legal recourse to both parties.

In California , it is mandatory for the landlord to evict a drug-dealing tenant. In case he fails to do so, the landlord loses the property to the government. It's also mandatory that the lease agreement must contain the tenant's name, landlord's name, description of the property, the rental period, the date of commencement and the charges for late payment of rent.

As per California Landlord Tenant Law, the landlord is allowed to take a sum of money or security deposit as an allowance for repairing damages, adjusting default payment of rent and cleaning of the property. In case the landlord refuses to return the deposit amount at the end of tenancy, the tenant has the right to sue the landlord for breach of contract. California law also allows the tenant to recover punitive damages if the landlord is proved to have withheld the deposit in bad faith.

The law also specifies that it is compulsory for the landlord to keep the premises well maintained at all times. The tenant must also not cause any sort of damage to property and must return the property at the end of tenancy in proper condition.
